Kapolei prices dipped while U.S. prices kept rising
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. In Kapolei, the Real Estate Data Aggregator counted a different story for the three months ending August 31, 2026. The median sale price here was $715,513, down 4.7% from the same period a year earlier. That gap matters if you are thinking about what your home is worth today.
Kapolei vs. the U.S.: two different directions
Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That slows buyers everywhere. In Kapolei, it shows up in the numbers. The Real Estate Data Aggregator counted 162 homes sold in the three months ending August 31, 2026, down 1.2% from a year earlier. Homes also sat longer. The median days on market was 89 days, six days longer than the same period last year.
Fewer homes, but buyers are taking their time
Here is something worth noting. The Real Estate Data Aggregator counted 221 homes for sale in 96707 during this period, down 19.3% from a year ago. New listings also fell, down 19% to 171. Less supply usually lifts prices, but that has not happened here. Buyers are more careful, and they have more time to be. At 89 days on market, most sellers are waiting nearly three months for a contract.
The sale-to-list ratio tells a similar story. The Real Estate Data Aggregator put it at 98.9% for the three months ending August 31, 2026. That means most homes sold close to asking, but not over it. Only 19.1% of homes sold above list price, down 2.9 points from a year earlier. And just 16.5% of homes went under contract within two weeks of listing, down 1.6 points from last year.
What this means for pricing your home
Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That pattern is showing up in Kapolei too. Homes are sitting longer, and the share selling above list is shrinking. The good news is that 162 homes still sold here in three months. Buyers are out there. But they are reading the local numbers, not the national ones.
Pricing to what the national headlines say could leave your home sitting. The Real Estate Data Aggregator shows where Kapolei buyers are actually paying. That is the number to anchor to.
- U.S.
- prices rose 2.6% year over year, per the Federal Housing Finance Agency.
- Kapolei's median sale price fell 4.7% over the same stretch, per the Real Estate Data Aggregator.
- Homes are taking 89 days to sell on average.
- Fewer listings are going above asking.
- Price your home to what Kapolei buyers are doing, not what the national market is doing.
One more thing. These numbers cover all of 96707. What you find is that one street can read very differently from the ZIP code as a whole. A condo near Ko Olina and a single-family home deeper in Kapolei are not the same market, even if they share a ZIP code.
